Goa Gets The Green Light For Commercial ECO High Rises

The town and country planning (TCP) department is partnering with the Indian Green Building Council in order to help the department amend certain rules relating to grant relaxation on taxes and other benefits for green commercial high-rise developments.

A memorandum of understanding (MOU) on sustainable urban development was signed on Monday between the chief town planner of Goa Rajesh Naik, and the chairman of the Indian Green Building Council (IGBC) Gurmit Singh Arora at the Van Bhavan, Altinho, in the presence of Town and Country Planning Minister Vishwajit Rane and other representatives.

Speaking on the day, Rane said; “the partnership will enable the TCP department to amend certain rules to grant relaxation on taxes and other benefits to projects on commercial high-rises after they obtain green certification from the IGBC”,  a body under the Confederation of Indian Industry (CII).

The collaboration aims at  integrating green concepts into development plans, policies, and programmes in Goa and to act as a ‘sustainability partner’, he said. “The signing of the MoU marks a significant milestone in advancing sustainable urban development, with both parties committed to benefiting the state and its residents,” he added.

Last year the Town and Country Planning Board decided to take the Green Building Council on board with regards to monitoring and issuing green certificates for development projects, having first verified that all such construction projects comply with relevant regulations.

“Both commercial and residential buildings can generate between 50% to 100% of their own green energy and when compared to other projects these green buildings are 3 to 4 degree cooler inside”, the  IGBC chairman said.

A green building is a structure and the application of environmentally conscious and resource-efficient processes at every stage of a building’s life cycle, from planning to design, construction, operation, maintenance, renovation, and demolition. It is also referred to as green construction, eco-friendly building, or sustainable building.

Energy-saving techniques are frequently used in green buildings. These techniques cover both the operating energy needed to run equipment and provide services like heating and power for equipment, as well as the embodied energy needed to extract, process, transport, and install construction materials.

TCP board members MLAs Deviya Rane and Rajesh Faldesai,  members of the TCP conservative committee and other dignitaries were also present during the signing of the MoU.
