Real Estate Developers Slam Tatkal Price Hike
Those hoping to fast track registration of property documents in the Goa are in for an unpleasant surprise, as the government has increased the tatkal appointment cost from ‘10,000 to ‘50,000. The tatkal service allows property owners to schedule an out-of-the-turn appointment at the sub-registrar’s office and complete the property transaction on the same day.
In addition, the government has developed a unique tatkal service with an appointment charge of ‘2 lakh. The fees for regular and special tatkal appointments which are set by the registration department went into effect on April 2.
The Move has been Criticised as “Unreasonably High”
“The government is capitalising on the haste of individuals wanting to get property documents registered quickly and can afford to pay for early appointments,” a real estate developer stated. Although there is no price for scheduling a document registration appointment, the Department of Registration and Stamps introduced tatkal services in 2021 for those who can afford to pay for a fast track service.
Local industry has also expressed opposition to the increase in the tatkal price for appointments, citing consumer harassment as a result of the time-consuming procedure of registering property documents at the Bardez sub-registrar office, which now has over 3,000 pending applications.
The majority of property documents are registered in Bardez, Tiswadi, and the coastal area, where sub-registrar offices are overburdened with work, have poor Internet connectivity, and lack suitable equipment. Consumers have been frustrated by the process, often waiting a month before being able to get an appointment.
Even after the documents have been registered, further processes at the mamlatdar’s office are also causing additional delays, with the complete registration process taking approximately three months. According to industry experts, delays in document registration are a serious drain on government revenue.
